On Monday, August 17, H&H Bagels quietly opened its doors inside Avenir Town Center, followed by a proper grand opening three days later. Carmela Coffee soft-opened the day after that. If you blinked, you missed the ribbon cutting. But the arrival of a Manhattan bagel shop and a coffee counter to a stretch of Northlake Boulevard that was raw land a few years ago is not really the story. The story is what it means that this is happening at the same time something almost nobody is talking about is happening four miles east: the shopping center everyone in Palm Beach Gardens had quietly written off is finishing a years-long comeback of its own.
For as long as most residents can remember, Palm Beach Gardens ran on a simple rule. East was where you went. West was where you slept. If you wanted dinner out, a real grocery run, or a movie, you drove toward PGA Boulevard, Legacy Place, or Downtown at the Gardens. West of the Turnpike was rooftops and not much else. That rule quietly broke this summer, and it broke from both directions at once.
The rule that just stopped applying
Avenir's Town Center is the loud half of this story, and for good reason. The 200,000-plus-square-foot development, connected by dedicated golf cart paths to the surrounding residential pods, has been filling in tenant by tenant since Publix opened on a Thursday morning in May. Walgreens followed. Then came the names that actually make a resident change their Saturday plans.
Seppe Pizza Bar is opening its first Florida location at Avenir. Its only two other locations are in New York. Smoke and Maple, a gastropub built around craft cocktails and local beers, is opening its first location anywhere, full stop, at Avenir. Kitchen Restaurant, which already runs in West Palm Beach and elsewhere in the Gardens, is adding a location residents will recognize without needing a new menu explained to them. Round out the roster with Field of Greens, Sloan's Ice Cream, Taki Kappo, C.R. Chicks, and Tenka Sushi, and what's forming is not a strip mall. It's a second commercial center for a city that has run on one for decades.
The practical shift is the Publix, not the restaurants. Residents living in Avenir's western pods, who were previously driving to the Publix at Northlake and Coconut or the store up on PGA, now have groceries, a pharmacy, and a Publix Liquors on the same route they already drive for the community's fire station and the Jupiter Medical Center micro-hospital that has been operating on-site. That micro-hospital is getting reinforcement, too. Palm Beach Gardens approved an $18 million freestanding emergency room in January, with construction beginning this summer, and Avenir's own Health Park broke ground in June, planned to include a neighborhood hospital and inpatient beds. None of that is glamorous. All of it is the kind of infrastructure that determines how far west a resident is willing to live without feeling cut off.
The comeback nobody put in a headline
Here's the part of the story that gets buried under Avenir's noise. Downtown at the Gardens, the outdoor center next to the mall that residents joked had been under renovation permanently, actually finished. EDENS, the Fort Lauderdale-based retail developer that bought the 403,000-square-foot property in July 2024, has brought in 13 new or expanding retail partners spanning fashion boutiques, eateries, personal services, and wellness offerings. The company also completed physical work that changes how the place functions day to day: facade upgrades, new landscaping and signage, five new interactive digital directories, and an east-west cut-through path that lets foot traffic move through the property instead of around it.
Van Leeuwen Ice Cream has arrived, with a Florida-exclusive Key Lime Pie flavor on the menu. REI and CMX Cinemas, longtime anchors, are getting a refreshed "Northern Strand" section built around them. If your last visit to Downtown at the Gardens was during the long fenced-off stretch, the place you remember and the place that's there now are not the same property.
What makes this pairing interesting isn't that two shopping centers improved in the same year. It's that they improved on opposite ends of the city, roughly simultaneously, without one being a response to the other. Avenir's Town Center was always going to open once construction finished. EDENS bought Downtown at the Gardens back in 2024 and has been working on it since. The two timelines just happened to converge this summer, and the effect for anyone living in the middle is that the old east-west calculation no longer holds. There are now two directions worth driving, not one.
The corridor that connects them
The businesses filling the gap between Avenir and Downtown at the Gardens are worth knowing by name, because they're the ones that make a weeknight decision easier rather than requiring a full drive to either anchor. Phatboy Sushi Kitchen & Bar, the brand's seventh location, opened in mid-to-late July on Lake Victoria Garden Avenue, seating about 80 guests inside and 40 on the patio, with a menu built around sushi, hibachi, and a lunch bowl program, plus half-off lychee martinis on Mondays and an all-day happy hour on Tuesdays.
Field of Greens opened two Palm Beach Gardens locations this spring, on March 13 at 5320 Donald Ross Road and on April 3 at 12485 Northlake Boulevard, with chef Thomas Op't Holt building the menu around seasonal, plant-forward dishes. The Donald Ross location covers the Old Palm and PGA National corridor. The Northlake location is the western bookend, and a third Avenir outpost is on the way. Between those two, plus Phatboy, a resident who used to treat the drive between PGA National and Avenir as dead space now has three reasons to stop along the way.
The city has been quietly upgrading the connective tissue, too. A two-way bicycle track is going in along the south side of Burns Road, with construction phased and some lane closures expected during the first stretch. It's a small infrastructure detail, the kind that never shows up in a portal listing, but it's exactly the sort of change that shifts a resident's actual weekly route rather than just adding another restaurant to a list.
What's still landing this fall
Not everything is open yet, and the timing matters if you're planning around it. Some of Avenir's specialty retailers are stretching into fall, though the core grocery, pharmacy, and dining tenants should be fully operational by the time the weather turns. Panther National, the Jack Nicklaus Signature Championship Golf Course community that opened its course back in November 2023, is set to open a 55,000-square-foot clubhouse this fall, giving that corner of the city its own gathering point to go with the golf.
Put together, what happened this summer in Palm Beach Gardens wasn't one big opening. It was two centers of gravity forming at once, on opposite sides of the city, for unrelated reasons, landing in the same 90 days. The resident who used to plan a Saturday around a single direction now has an actual choice, and that choice is going to keep expanding as the specialty tenants finish rolling in this fall.
